THE FIRST DECISION
The right next step depends on your property.
01 — DIRECTLY TO DESIGN
Where the property appears straightforward, your goals are clear and you are ready to proceed, we may prepare a design proposal without a separate feasibility report.
02 — FEASIBILITY FIRST
Where flooding, services, title, slope, boundaries, available space or planning controls raise questions, we may recommend a paid Site Feasibility Report before design begins.
03 — NOT READY OR NOT THE RIGHT FIT
If the project is too early, outside our scope or not yet ready for professional work, we will tell you clearly. There is no pressure to proceed.
YOUR PROJECT PATHWAY
Four clearly defined stages
01 — INITIAL PROJECT CALL
A free 15-minute conversation to understand your goals, property, timing and readiness.
The purpose of this call is to identify the appropriate next step. Detailed property investigation and design advice begin only after formal engagement.
02 — SITE FEASIBILITY REPORT
Where closer investigation is needed, we complete a fixed-fee desktop review of mapped constraints, available property information, services and the indicative area available.
You receive written findings and a recommended next step.
03 — CONCEPT DESIGN AND PIM
Once the project pathway is clear, we develop the preferred concept and prepare the information required for the PIM application.
The design scope, deliverables and fixed fee are confirmed before work begins.
04 — FINAL DOCUMENTATION
We complete the detailed drawings and required LBP documentation for the agreed project pathway.
Where specialist input is required, we identify this and coordinate with the appropriate consultants as agreed.
