A minor dwelling (granny flat) is a self-contained home on your property that can generate rental income or add long-term value. In Auckland, minor dwellings are typically up to 65 m² under the Auckland Unitary Plan and must meet planning and site-specific rules. Recent nationwide changes mean that some standalone, single-storey dwellings up to 70 m² may be permitted without building consent under Schedule 1 of the Building Act, provided strict design and compliance conditions are met. Planning rules, site constraints, and services still apply. 02 - Feasibility & PIM
We will prepare a basic plan and apply for PIM application. This will give you the confirmation on whether your granny flat is exempted from Building consent, and if any development contributions apply.

03 - Site & Final Plan
We will proceed with site investigation, geotechnical reports, Topo surveys and CCTV (if required) along with engineering to complete the final Plans for handover.
