  • A minor dwelling is a self-contained home on your property designed to create rental income or add long-term value. In Auckland, minor dwellings are typically up to 65 m² and include a kitchen, bathroom, living area, and bedroom, subject to council approval and site rules. From 2026, new nationwide changes may allow certain standalone dwellings up to 70 m² to be built without building consent, depending on design and compliance conditions. We help you understand what’s allowed on your site, design an efficient, rent-ready layout, and prepare clear, council ready plans to maximise your return.
